Designing your villa in Abu Dhabi.
We design villas for plots in Abu Dhabi from our studio in Business Bay, Dubai. The free first consultation is held online. Our work ends at the finished design: the engineer or contractor you appoint takes it from there.
The rules we plan with in Abu Dhabi
- Setbacks: 6 m at the front, 3 m on each side, 3 m at the rear.
Your plot's approved planning requirements come first. Where they differ, we design to them.
Worked example: a 20 x 30 m plot
- The plot: 600 m² (6,458 sq ft).
- After the setbacks: 14 x 21 m of land to build on.
- Ground plus one floor on a construction budget of AED 3,000,000: the Design Lab plans a villa of 506 m² (5,454 sq ft). Limited by the budget.
- Ground floor: 253 m² (2,727 sq ft)
- First floor: 253 m² (2,727 sq ft)
Stairs and lift are inside each floor's figure. First estimates, not final areas or quotes.
Against Dubai's rules
The same plot has 165 m² (1,776 sq ft) less land to build on per floor in Abu Dhabi.
