The studio

What is Vectra Design Studio?+

Vectra Design Studio (vectra.ae) is an architecture, interior and landscape design studio in Business Bay, Dubai, led by its founder and principal architect, Bader Najjar. It designs villas, residences, interiors and gardens for clients in all seven emirates and shows every design in day and night renders before the client commits. Its work ends at the finished design: a coordinated package that the client's own engineer or contractor takes forward.

Who is Bader Najjar?+

Bader Najjar is the founder and principal architect of Vectra Design Studio in Business Bay, Dubai. Every Vectra project passes through his hands, from the first pencil sketch to the final night render, across villas, interiors and gardens in the UAE. He also writes the studio's guides to villa design costs and the design process.

Where is Vectra Design Studio?+

At Office C1802, Ontario Tower, Business Bay, Dubai. We are open Monday to Friday 9am to 6pm and Saturday 10am to 4pm. Call or WhatsApp +971 55 153 3773 or email info@vectra.ae, and we reply within one working day. All meetings are held online, by video call, wherever you are in the UAE.

What makes Vectra different from other design studios in Dubai?+

Three things: every design is proven in photorealistic day-and-night 3D before you commit; architecture, interiors and landscape are designed as one composition rather than handed between firms; and our packages are drawn to be priced and built in the real UAE market, not just to look good on screen.

Services and scope

What services does Vectra offer?+

Four: architectural design for villas, residences and commercial buildings; interior design for homes and commercial spaces, with a detailed design package for your fit-out contractor; landscape design for gardens, courtyards and pool terraces built for the Gulf summer; and project coordination, which resolves all three into one tender-ready set of drawings, specifications and schedules. Take one service or all four. Construction supervision and approvals are not part of our work.

Do you design interiors and landscape as well as architecture?+

Yes. Vectra is a full-scope design studio: architecture, interior design, landscape design and the coordination that turns the three into one package. Many clients combine all of it so the villa, its interiors and its gardens are designed as one composition by one team.

What is in a Vectra design package?+

One dated set a contractor can price: plans, elevations and sections, ceiling and lighting layouts, joinery details, facade and material specifications, room-by-room finish schedules and the day and night renders the drawings match, with a register of every sheet. It ends with a handover session for the engineer or contractor you appoint. Approvals and site supervision are not included.

Do I see the design before construction?+

Yes. This is central to how we work. Every project is developed with photorealistic 3D visualisations in both day and night lighting, so you approve exactly what will be built before construction begins.

What styles do you design in?+

Our portfolio deliberately spans modern classic (contemporary takes on classical proportion), contemporary minimalist, organic sculptural and desert-modern styles. We begin every project with a mood-direction stage so the design language is agreed before detailed design starts.

Can you renovate or extend an existing villa?+

Yes. We design facade uplifts, extensions, full renovations and interior refits of existing villas. Each one starts from your existing drawings, or a measured survey you provide, and ends with the same coordinated set and schedules a new build gets.

Do you handle the approvals for my project?+

No, and it is worth knowing that before you start. Vectra is a design studio: our work ends at the finished design. Whatever your plot and community require before work can begin is arranged by you, normally through the licensed engineering consultant or contractor you appoint for construction. What we hand them is a complete, coordinated package, and a design drawn from the first sketch to respect your community's setbacks, height limits, facade controls and plot coverage.

Do you supervise construction or visit the site?+

No. Vectra's work ends at the finished design: there are no site visits, no inspections and no contractor management in our scope. What we leave your contractor is as little as possible to interpret: plans, elevations, ceiling and lighting layouts, joinery details and finish schedules room by room, with the visualisations they match. The engineer or contractor you appoint takes the project on from our handover.

Costs and timing

How much does it cost to design a villa in Dubai?+

Architectural design fees in the UAE typically range from AED 25-60 per sq ft depending on the scope (architecture only vs. architecture + interiors + landscape), the complexity of the design and the deliverables required. At Vectra Design Studio we quote a fixed fee after a short discovery call, so you know the full design cost before committing.

Is the first consultation free?+

Yes. Vectra Design Studio offers a free online design consultation: a design review held online, where we look at your plot, plan or space and give you design advice. It is online only and it is design advice only, so it includes no site visit, no supervision and no help with approvals. To book it, press "Book a free online design consultation" on vectra.ae/contact, give your name and mobile number, and WhatsApp opens with your request written. Later meetings are held online too, by video call.

How long does the villa design process take?+

Typically 3 to 4 months from the first meeting to a complete, tender-ready package, longer for larger villas: 1 to 2 weeks for the brief and plot study, 3 to 4 weeks for the concept with day and night renders, 5 to 8 weeks for design development, and 3 to 4 weeks for coordination and documentation.

What is the process for designing and building a villa on my plot?+

The design sequence is: 1) brief, plot study and your community's design rules, 2) concept design with photorealistic day and night visualisation, 3) design development and material selection, 4) coordination of architecture, interiors and landscape into one set, with specifications and schedules contractors can price. Vectra runs all four. Construction, and whatever your plot requires before it can start, is handled by the engineer and contractor you appoint.

The Design Lab

How do I start a project with Vectra?+

Start in the free Design Lab on vectra.ae: enter your plot, see roughly how much villa it can hold and sketch the rooms you imagine, and our architects read the sketch as your brief and reply within one working day. You can also call or WhatsApp +971 55 153 3773, email info@vectra.ae or send the enquiry form. After a short discovery call we quote a fixed design fee, so you know the full design cost before you commit.

What is the Design Lab?+

A free tool on vectra.ae for anyone with a villa plot in the UAE. Enter your plot, see roughly how much villa it can hold after setbacks, then sketch the rooms you imagine. Our architects read the sketch as a brief and reply within one working day. It is a first estimate, not a construction drawing or an approval.

Where we work

Do you design villas in Ajman, Sharjah and the other emirates?+

Yes. We design for clients in all seven emirates: Dubai, Abu Dhabi, Sharjah, Ajman, Umm Al Quwain, Ras Al Khaimah and Fujairah. We work from our studio in Business Bay, Dubai. Every meeting is held online, by video call, starting with the free first consultation. Each design follows its emirate's and community's plot rules from the first sketch, and the finished package goes to the engineer or contractor you appoint. We also take on selected international concept work, such as resorts.

Do you design to my community's guidelines?+

Yes. We design against your community's published guidelines from the concept stage, whether Dubai Hills, Emirates Hills, Palm Jumeirah, Jumeirah Golf Estates, Nad Al Sheba, Al Barari or others. Setbacks, height limits, facade controls and plot coverage shape the design from the first sketch instead of being corrected later.
