The Villa Design Process in Dubai, Stage by Stage

A villa gets paid for three times: in the design fee, in the build, and in everything the drawings forgot. The third bill is the one people do not budget for, and it is written during design. Below is the sequence we run on every plot, what each stage produces, and where our work ends.

Stage 1: Brief and plot (1-2 weeks)

Before anything is drawn, two documents matter: a written brief and an honest read of the plot. The brief records how the family actually lives, who visits, what privacy means in this house, and what the budget really is. The plot read covers orientation, prevailing breeze, neighbours, levels and access.

The third input is your community's design rules: setbacks, height limits, facade controls and plot coverage. Dubai Hills, Emirates Hills and Nad Al Sheba each publish their own, and a design drawn without them is a design you will pay to redraw. This is design work, not paperwork, and it belongs at the start.

Stage 2: Concept design (3-4 weeks)

The concept stage turns the brief and the plot into a design direction: massing, plan logic, facade language and outdoor space. At Vectra it always includes photorealistic 3D visualisation in day and night lighting. Approving a villa from floor plans alone is how expensive regrets are made, because most people cannot read a plan and should not have to.

Stage 3: Design development (5-8 weeks)

The approved concept becomes coordinated architecture: structural grid, service provisions, material specifications, window schedules, and interior and landscape integration where they are in scope. Decisions that were still loose in the concept get pinned down here, which is why this is the longest stage and the one worth not rushing.

Stage 4: Coordination and documentation (3-4 weeks)

Now the set is resolved against itself: architecture against interiors against landscape, ceilings against services, joinery against tile setting-out, garden levels against thresholds. Every gap closed here is free; the same gap found on site is a variation order.

Then the documents that make it priceable: specifications, finish and fixture schedules, door and window schedules, joinery and lighting details. This is what lets three contractors price identical scope, the only honest way to compare bids. Without it you are not comparing prices, you are comparing assumptions.

Where our work ends

At handover. You receive one dated package, drawings, specifications, schedules and visualisations, with a register of every sheet, and we walk the engineer or contractor you appoint through it. From there the build is theirs, and whatever your plot and community require before it can start is arranged by you with them. We are a design studio, and stopping cleanly at the edge of the design is exactly why the package has to be complete.

A typical villa takes 3 to 4 months from the first meeting to that handover, longer for larger villas. It is a marathon with a map, and dramatically faster with a team that has walked the route before.
