The approach

Project coordination at Vectra Design Studio turns architecture, interiors and landscape into one tender-ready package of drawings, specifications and schedules, for villas and commercial projects in Dubai and across the UAE. It is the last stage of design, typically 3 to 4 weeks for a villa, and it ends with a handover session for the engineer or contractor you appoint. We do not supervise construction or manage contractors.

Most of the money lost on a villa is lost in the gaps between drawings: a ceiling that forgot the ducts, a joinery detail that contradicts the tile setting-out, a garden level that fights the threshold. Coordination is the unglamorous work of closing those gaps on paper, which is the only place closing them is free.

We resolve the set against itself, then write the documents that turn it into a priceable scope: specifications, finish and fixture schedules, door and window schedules, joinery and lighting details, room by room. Three contractors pricing the same package give you three comparable numbers instead of three guesses.

Then we hand over properly. Your engineer or contractor receives the full set in one dated issue, with a register of every sheet and a session that walks them through it, so nothing in the design depends on a conversation they were not in. From that point the project is theirs to build, and ours is complete.
